WHERE DO YOU OPERATE?
We primarily manage properties in Ulster County and Greene County. We will consider properties elsewhere Upstate, so if you own a special home you'd like to discuss, feel free to reach out.
WHAT SERVICES DO YOU PROVIDE?
We handle 100% of the operations required to keep your second home or vacation rental property running smoothly.
Services include listing creation and optimization, pricing optimization, design, guest communications, maintenance coordination, cleaner coordination, review management, and strategic consulting.
Whether you rent your property out 30 days per year or 365, we will custom build the right solution for you.
HOW DO YOU KEEP GUESTS - AND ME - SAFE?
Beyond basic inspections and permits, we walk your property weekly to check smoke alarms, carbon monoxide detectors, loose railings, etc. Peace of mind and safety are more important than anything else.
We also guide our clients on best practices for risk mitigation, insurance, etc. We are not lawyers but we do our best to inform and safeguard our clients.
WILL YOU GIVE MY ASSET THE ATTENTION IT DESERVES?
Most Management companies in the area are juggling 50+ homes, most of which are lower quality/lower cost properties. They end up being so inundated with maintenance and guest issues that they can't give luxury properties the level of service they require.
That's where we come in. We will never manage more than ~20 select homes upstate, and we're deliberate with which properties and owners we resonate with. Quality is everything to us.
HOW DO I KNOW YOU'LL TAKE CARE OF MY HOME?
We leverage cameras, sensors, and alerts at our properties to record activity and ensure safety. Depending on your needs, we can discuss installing best-in-class systems at your property.
On top of that, we walk our client's properties once per week to perform quality checks. We own luxury properties upstate ourselves; We think like owners because we are owners.
In short, we just care more. If you're considering working with us, we welcome the opportunity to connect in person or via Zoom. No need to rush.
WHAT IF I'M ONLY COMFORTABLE WITH 7NIGHT STAYS?
We work with our clients to understand their goals with their property, and we base our pricing & availability strategy around their desires. We drive the car, but you are in control of the direction it goes.
WHAT ABOUT REGULATIONS?
The Hudson Valley and Catskills have complex regulations. We are experts in navigating the minutae of STR laws, and here to guide you through them.
HOW MUCH WILL MY HOME MAKE AS A RENTAL?
We cannot make guarantees. What we can do is sit down with you, walk through your property in detail, and present data-backed projections.
We can also discuss recommendations (updates, amenities, design, etc.) with realistic numbers they would drive.
